Real estate agents

Most sales of homes and land are done by Real Estate Agents. The Seller of a property employs a Registered Real Estate Agent to sell the property. This appointment must, by law, be in writing. If you require an explanation of the forms please call us:-

The Seller may appoint an Agent exclusively to sell the property; it is the Seller who pays the Agent commission from the sale price at settlement.

The Agent prepares the Contract but the Agent is not permitted in law to prepare special clauses and these must be prepared by a Lawyer.

Most Agents have standard clauses already prepared by Lawyers but if you need a special clause we do these for you – free and no obligation.

If you are a Buyer you should consult an Agent that you feel comfortable with. In my experience in Cairns we generally have high quality Agents with high ethical standards.

Private sales – family transactions

We often act for private Sellers. We act for Sellers who need us to prepare the Contract.

Call us and we will send you a Fact Sheet OR we can take instructions over the phone. It is a very simple process AND we charge $150.00 plus GST to prepare the Contract and arrange for signature.

Family transactions

We have a simple process to do family transactions. Costs will depend on the transaction. Simple transfers can be quite cheap. We also do transfers in Family Law Property Settlements sometimes cheaper than the Family Law Lawyers.
